Briar Cottage Terms & Conditions

By Booking with us, you confirm that you and everyone in your party accepts these Terms and Conditions as stated below.

You acknowledge that failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of booking without a refund.

 

BOOKING

  • You must be 18 years of age or over to book Briar Cottage.

  • Your booking via our website is only accepted once we issue you with the Booking Confirmation.

  • If you book via a third party such as Booking.com, Airbnb, VRBO, etc, then the terms covering booking, payment, cancellations and refunds for our listing on their website apply.

  • Any changes to your booking will be managed through their website and messaging services.

 

PAYMENT

  • A non-refundable deposit of 25% of the full stay value is required on booking, or full payment of the full stay if booked within 6 weeks of the check-in date.

  • Payments are made as follows:

      25% non-refundable booking deposit – paid when you make your booking

      Balance – paid 6 weeks before your holiday

      Bookings made less than 6 weeks in advance will be charged in full.

  • Non-payment of the balance of the stay by the due date shall be construed as a cancellation of the contract by you and entry to the cottage will not be permitted where payment of the full booking price has not been made. 

  • Methods of payment:

      Payments can be made by Visa or Mastercard on our website. They are handled securely via Stripe and we do not see          your card details. If we need to issue a refund, we will do so via Stripe.

      Remaining balances can also be paid by the above method.

  • If you prefer, you can also book and pay on AirBnb or Booking.com however different booking terms and surcharges will apply (these are different for each site). 

 

CANCELLATION

  • If you have to, or want to cancel or amend your booking, this request must be sent to us by email at hello@briar-cottage.co.uk . Cancellation will result in your 25% deposit being forfeited. Please note the deposit is always non-refundable. ​

  • If you need to cancel your booking within 6 weeks of the start of your holiday, we may (but without any obligation to you) use our best efforts to obtain a replacement letting and refund the remainder of the value of the booking. If this is not possible, the total cost of the accommodation including the deposit will be forfeited. ​ If we are able to re-let the Property, we will refund money paid, less any administrative costs and subject to any difference in price between the booking price and the re-let price. 

  • If you need to cancel your booking more than 6 weeks prior to the start of your holiday, your deposit of 25% is non-refundable, but we will return any balance already paid.

  • If extreme weather prevents you from reaching your holiday, taking or finishing your holiday, you are still subject to these cancellation terms as outlined above. As such, we strongly recommend you take out travel insurance to cover this eventuality 

  • If you fail to check in on your date of arrival, no refund will be due. 

  • We do not expect to make any changes to your booking, but sometimes problems occur and bookings must be changed, cancelled or errors corrected. We reserve the right to do so. If this does happen it is our duty to contact you (the party leader) as soon as reasonably practicable. We will inform you of the situation and refund any payments already made where we must cancel due to our own actions. 

  • We are not responsible for any additional costs incurred by you as a result of us having to cancel or amend your booking. Again, we strongly recommend you take out travel insurance that covers this eventuality.

 

MAXIMUM NUMBERS

  • Please note that only the number of persons specified in the booking confirmation (maximum group of 4 people + 1 infant under the age of 2 years old) may stay at Briar Cottage. 

  • You agree not to sublet or share the property except with those persons included at the booking or subsequently included by agreement. 

  • We reserve the right to terminate hire without notice and without refund where these conditions are breached.

 

ARRIVAL AND DEPARTURE

  • Check in is after 4pm, check out is by 10am, unless otherwise agreed.

  • On departure lock the property and return the key to the key safe. 

  • On booking you agree to keep Briar Cottage clean and tidy and leave it in such a condition on departure. Please report any damages to us before you leave. If it is left in an excessively dirty state, and/or there is any significant damage to the property or furnishings you may be subject to additional charges to reflect the cost of rectifying the above.

 

SMOKING

  • There is STRICTLY no type of smoking or vaping allowed at Briar Cottage. This should be respected in all circumstances.

 

SAFETY & SECURITY

  • On arrival at Briar Cottage familiarise your party with the fire safety guidance provided at the rear of the cottage’s guest information folder and on the front door. 

  • Please only use LED candles provided at the cottage. Use the log burner in accordance with the instructions provided in the cottage’s guest information folder. Do not leave any naked flame unattended whilst at Briar Cottage. 

  • You undertake to keep the premises secured throughout your time at Briar Cottage. 

  • Please lock the cottage and close the windows whenever you go out because we cannot be held responsible for any accidents, break-ins or theft within the cottage during your stay.

  • Please ensure that you log out of any TV apps before your departure. We do NOT check this and will not be liable for any purchases made on you account by other guests after you leave.

  • Do not undertake action or omit to do something which may be or become a nuisance or security issue to neighbouring properties. 

 

UTILITIES

  • Should there be any issues with any utilities (water, electricity, heating, Wifi, plumbing) please inform us immediately. 

  • You permit us reasonable access to the property to carry out urgent maintenance. 

  • Wi-Fi is free and log in details are provided at the front of the guest information folder.

  • Please note that the provision of a broadband internet service is out with our control, and does not form part of the contract to provide accommodation, but we will always try to ensure an unbroken service.

  • It is a condition of using the Wi-Fi and /or broadband services that you and your party use them responsibly and do not use them for illegal activities.

 

DAMAGE

The simple rule is please tell us! The safety of all our guests comes first, so please do not hide damage to furniture, electrical items or anything which may compromise the safety of future guests.

We know accidents happen and we never charge for minor breakages (glasses, crockery, ornaments etc), low cost repairs, or fair wear and tear.

However, we do reserve the right to claim some or all of the cost of repairing or replacing damaged items from you, or for charging you:

  • if excessive cleaning costs have been incurred

  • if we have to deal with fleas or parasites from your pet

  • if there is significant damage to the Cottage or its contents

 

DOG POLICY

  • Up to a maximum of two well-behaved dogs allowed at no extra charge. No puppies or young teething dogs allowed.  Additional dogs at our discretion upon request and before booking.

  • Dogs are permitted downstairs but not upstairs. There is a built-in gate at the top of the stairs should this be required for your pet(s) to adhere to this rule.

  • You may be subject to additional charges for any damage or unreasonable additional cleaning required due to dogs.

  • No dog waste to be left in the grounds. All dog waste should be disposed of in the black general waste bin belonging to Briar Cottage.

  • We are not liable for any allergies that are affected as a result of pets present in a previous occupancy.

 

EV CHARGING

  • Please note we don't allow charging of electric vehicles through the mains electricity. You are not permitted to use a portable domestic charger (also known as a ‘granny charger’ or a ‘trickle charger’) to charge your vehicle from a socket at the cottage (indoors or anywhere on the Property).

  • We have been advised that the cottage wiring is not suitable for the load of an EV charger and presents a fire risk. The smart meter would advise us if such use has occurred.

  • If you need to charge your car, there are many fast and super-fast charging points within a ten-minute drive of the cottage. A list is provided in the cottage’s guest information folder.

 

PERSONAL PROPERTY

  • We will not be held responsible for any loss or damage to any property on the Briar Cottage premises. Vehicles and personal items are left at the owner's risk. It is recommended that your holiday insurance covers such loss or damage. 

  • If you discover that you have left any of your personal belongings behind, please do get in touch with us and we will do our best get the item(s) returned to you at a cost to yourself, however this cannot be guaranteed, particularly if a lot of time has lapsed.

 

DECLARATION

  • We (the owners) have made every reasonable effort to ensure that the information provided to you in advance of and during your stay will allow you to have a wonderful holiday. The information is given in good faith but without liability, and we expect that you will treat the property and our neighbours with respect and courtesy.
